Basic Requirements
- Citizen of the United States or lawfully admitted alien
- 18 years of age or older
- Meet TREC’s qualifications for honesty, trustworthiness, and integrity. Consider requesting a Fitness Determination before applying for the license
- Complete a total of 900 classroom hours of qualifying, SAE, and elective real estate courses, and pass the License exams
360 Work Experience Points in 4 years of the last 5 years
Have at minimum 4 years of experience as an active licensed real estate sales agent or broker within the 60-month time frame preceding the filing of the application.
Experience is measured in points, and your experience must equal 360 points as identified on the Qualifying Experience Report for a Broker License.
270 Hours of Qualifying Education
Mandatory courses:
- Principles of Real Estate I (30 classroom hours)
- Principles of Real Estate II (30 classroom hours)
- Law of Agency (30 classroom hours)
- Law of Contracts (30 classroom hours)
- Promulgated Contract Forms (30 classroom hours)
- Real Estate Finance (30 classroom hours)
Additional 630 Hours in related, approved QE or CE Courses
A bachelor’s degree or higher from an accredited college or university satisfies all of the related education requirements for a broker’s license. A copy of the college transcript awarding the degree must be submitted as evidence of completion of the degree.
30 Hours of Real Estate Brokerage
Must be completed not more than two years prior to the application date for a broker’s license.
File an Application with TREC to Become a Broker
Submit an application and fee to the Texas Real Estate Commission to become a Sales Agent. This may be done online or by U.S. mail. As part of the process, you will submit your education course completion certificates to TREC at documents@trec.texas.gov.

Once you receive your approval letter, 10 digit TREC identification number, and information on how to access the Candidate Handbook from Pearson Vue (TREC’s exam administrator), you must sign up to take the national and state exam at any of the three Pearson Vue Professional Center locations in the San Antonio area. Wait for your License to Arrive
You cannot practice real estate as a Texas Real Estate Broker until you have received a physical copy of your brokers license.
