Broker License

Eligibility Requirements:

  • Citizen of the United States or a lawfully admitted alien
  • 18 years of age or older
  • Meet TREC’s qualifications for honesty, trustworthiness, and integrity
  • Consider requesting a Fitness Determination before applying for a license
  • Complete a total of 900 classroom hours of qualifying, SAE, and elective real estate courses, and pass the License exams

Mandatory Courses:

A total of 270 classroom hours of qualifying real estate courses are required by the Texas Real Estate Commission, including the following mandatory courses:

  • Principles of Real Estate I (30 classroom hours)
  • Principles of Real Estate II (30 classroom hours)
  • Law of Agency (30 classroom hours)
  • Law of Contracts (30 classroom hours)
  • Promulgated Contract Forms (30 classroom hours)
  • Real Estate Finance (30 classroom hours)

Additional Courses:

  • Real Estate Brokerage (30 classroom hours); must be completed not more than two years prior to the application date for a broker’s license
  • An additional 630 classroom hours in related, approved qualifying courses or approved Continuing Education (CE) courses

A bachelor’s degree or higher from an accredited college or university satisfies all of the related education requirements for a broker’s license. A copy of the college transcript awarding the degree must be submitted as evidence of completion of the degree.

Additional Requirements:

Candidates for a broker’s license must also:

  • Have at minimum 4 years of experience as an active licensed real estate sales agent or broker within the 60-month time frame preceding the filing of the application
  • Experience is measured in points, and your experience must equal 3,600 points as identified on the Qualifying Experience Report for a Broker License
